Available only to risks with a year built 1950 or later. This coverage adds an additional 25% or 50% to the coverage limit in the event a covered Coverage A loss exceeds the policy limit. Coverage applies only to the Coverage A limit of liability.

Provides coverage if a claim or suit is brought against the insured for damages because of bodily injury and/or property damage resulting from the insureds' negligence.
Provides coverage for the necessary medical expenses incurred arising from a covered accident causing bodily injury. Medical expenses means reasonable charges for medical, surgical, x-rays, dental, ambulance, hospital, professional nursing, prosthetic devices and funeral services.
Owner occupied Dwelling Property policy may be endorsed to provide Comprehensive Personal Liability and Medical Payments to Others.
Non-owner occupied Dwelling Property policy may be endorsed to provide Premises Liability and Medical Payment to Others coverage.
For an additional premium, the following policy coverages will apply when this endorsement is added to the HO-3 policy: Personal Property Replacement Cost, Unscheduled Personal Property increased to 70% of Coverage A limit, Section I Coverage C Personal Property Special Limits Increased, Fire Department Service Charge increased to $1,000, Credit Card Fund Transfer, Forgery and Counterfeit Money Coverage increased limit to $1,000, Key and Lock Replacement up to a $500 limit, Arson Reward up to $2,500, Refrigerated Property Coverage $500 limit, Damage of Property to Others increased to $1,000.

The policy includes special limits of liability for these categories of property (i.e. $1,000 for theft of jewelry). Scheduling these types of personal property provides coverage for direct physical loss subject to policy exclusions. On the renters policy, only jewelry is available.
For an additional premium, coverage can be added to cover your unscheduled personal property for its replacement cost value without deductions for depreciation.
Provides coverage by including the individual or organization in the definition of “insured” in this policy. There is no charge for an Additional Insured who is an individual. For an Additional Insured that is not an individual, such as a government body or corporation, there may be an additional fee.
Ensures that an interested third party is notified if the policy is cancelled or non-renewed. No coverage is provided through this endorsement.
This endorsement provides up to $5,000 for direct physical loss (not caused by negligence of any insured) to property covered under Section I caused by water or waterborne material that backs up through sewers or drains or water that overflows from a sump, sump pump, or related equipment.
Any applicant selecting this coverage must provide a report from an Air Quality Testing Company that verifies the mold levels in the applicant’s home is no greater than the mold levels found in the ambient air outside the home.
The included limit of $500 may be increased to cover theft of a credit card, fund transfer card, or forgery and counterfeit money.
This Endorsement provides coverage for spoilage of covered property stored in freezers and refrigerators.
This Endorsement provides coverage for the liability of the insured's business activities on the residence premises. Please Submit for Approval.
The Homeowners Policy may be endorsed to provide coverage for Lock Replacement in the event an Insured's keys are stolen.
The limit of $500 provided under the Homeowners policy may be increased.
This Coverage is available for Customers who hire an employee to work on their residence premises. Coverage is based on how many hours the employee actually works. An Outservant is an employee who works outside the home over 10 hours a week. An Inservant works inside the home, over 20 hours per week.
The endorsement provides increased coverage (25%) for contingent liability due to the operation of building laws.
Liability coverage can be extended on a home rented to others.
This Endorsement provides coverage for another structure rented to others on residence premises.
This endorsement provides a reduced premium for actual cash value loss settlement on the roof surface for losses due to windstorm or hail.
A limit of $25,000 is available for expenses incurred by an insured as a direct result of any single identity theft or identity fraud discovered or learned of during the policy period. There is a $250 deductible for this coverage.
For an additional premium, the Homeowners coverage forms are modified to include loss resulting from Equipment Breakdown. The limit of liability for this coverage will equal a flat $50,000 per occurrence, subject to a $100,000 annual aggregate limit. All policies subject to a $500 flat deductible. The charge for this coverage is $25.

Blanket coverage is a single limit of insurance that insures a number of separate items within the stated classes of property. We will provide blanket coverage, up to a maximum limit of $50,000, as part of the classes of personal property for Fine Arts and Jewelry. Blanket coverage is subject to a maximum loss payment of $5,000 for any one article.
Many property insurance policies include a deductible. The deductible is the part of the loss that the insured is responsible for paying.
The deductible amount applies per occurrence to all Section I-Property Damage coverages, except Coverage D-Loss of Use. No deductible applies to Section II-Liability Coverages.

Policy fees are charged by some companies to help offset the cost of underwriting and issuing policies. Installment or billing fees are charged to offset the additional costs incurred by the insurance company for preparing, mailing and processing payments. All fees are filed and approved by the appropriate Department of Insurance.
Frame: The dwelling is predominantly constructed of wood. Exterior walls can be constructed of wood, stucco, brick veneer, or sheet metal.
Masonry: Dwelling is predominantly constructed using brick or concrete. Must have a roof made of concrete tile or steel.
Brick Veneer: A non-load bearing wall used primarily for ascetic purposes. The brick veneer supports no gravity loads other than its own weight, the weight of windows, and possibly other miscellaneous loads.
Stucco: A material usually made of portland cement, sand, and a small percentage of lime and applied in a plastic state to form a hard covering for exterior walls
There is no charge for an Additional Insured who is an individual. For an Additional Insured that is not an individual, such as a government body or corporation, there may be an additional fee.
Discounts are available for certain protective devices. Please indicate where applicable sprinkler, smoke and burglar alarm, and fire extinguishers discounts apply.
Apply the following credit to the Basic Annual Premium on any policy if the home has been essentially torn down and reconstructed with current building materials and methods. Evidence that the dwelling has undergone complete restoration is required. Acceptable evidence of the restoration can be in the form of building plans, contractor’s receipts or building permits. The Complete Restoration Credit cannot be combined with the Renovation Discount. Please submit proof of complete restoration to underwriting within 14 days of the effective date. To qualify, the home must have met the following minimum requirements:

How The Endorsement Affects the Coverage: This endorsement reduces the premium by 5% because the insured is a resident of a Guarded Gate Community or self-contained Retirement or Planned Community.
Loss Preventative Measures: The community must have perimeter fencing with gate guards and pass arrangements or paid security force which patrols residential areas nightly. The homes in the community will have door and window alarms on all exterior windows and doors.
Amendment of Definition of Motorized Vehicle: This endorsement will cover vehicles or conveyances not subject to motor vehicle registration, which are: a. Used to service an "insured's" residence; or b. Designed for assisting the handicapped; or c. As a means of transportation within the boundaries of a self-contained, limited-access community such as a retirement village.
*10% of the Coverage A limit of liability, 10% of the Coverage B limit of liability and 10% of the Coverage C limit of liability. This is subject to a minimum aggregate deductible amount of $250.00 in any one occurrence.
We do not cover loss to exterior masonry veneer. The value of exterior masonry veneer will be deducted before applying the deductible clause. For the purpose of this exclusion, stucco is not considered masonry veneer.
Do you live in your home year round or is your home occupied only in specific seasons?
Primary Residence: Residence which the owner physically occupies and uses his or her home.
Secondary Residence: Residence owned by the insured that is not the primary place of residence, but one where the insured lives on some occasions and maintains some personal property. Can not be rented out more than 50% of the time.
Seasonal Residence: A dwelling with continuous unoccupancy of three or more consecutive months during any one year. Can not be rented out more than 50% of the time.
Clay Tile: A roofing materiel made of clay or shale (i.e. Spanish tile or ceramic tiles).
Concrete Tile: Tiles molded from concrete or cement materials.
Slate Roof: A roof made of rock that splits into thin, smooth layers.
Asphalt Shingle: A roofing material made of recycled materials including tar shingles and gravel.
Wood Shake: Roofing shingles made of wood.
Metal: The roof is made from sheets of metal or aluminum.
Animals that are generally found in the wild or in a zoo, i.e. boa constrictors, alligators, lions, tigers, etc.
Steel anchor bolts must connect the sill plate (the wood board that lays directly on top of the foundation) to the foundation. Bolts should be placed 4 to 6 feet apart
How to identify if the dwelling is bolted to the foundation: In houses with crawl space, the presence of bolts can be verified by crawling underneath the house. In a slab on grade construction, an unfinished room such as a garage is the best place to verify the presence of bolts.
Cripple walls are used to support a house and create a crawl space. A cripple wall is a wood framed stud wall extending from the top of the foundation to the underside of the lowest floor framing of the dwelling. The height of a cripple wall generally ranges from 14 inches to 4 feet. The interior or exterior faces of cripple walls should be sheathed with plywood.
How to identify if the cripple walls have been braced: In houses with a crawl space, the presence of cripple wall bracing can be verified by crawling underneath the house where plywood sheathing will be visible on either the interior or exterior wall studs.
A gas water heater should have a flexible gas pipeline installed to prevent breakage should movement occur. The water heater should be attached to the wall studs in several spots with metal rods or straps to prevent movement. The rods should be bolted directly to the wall studs and adequately attached to the water heater itself.
Limited coverage is available for insureds registered as home day care providers. A copy of the registered provider's license is required for this coverage. The day care provider may not care for more than 2 children under the age of 2 years or more than 8 children of whom no more than 2 may be under the age of 2. A day care provider's own children under the age of 2 years are considered children cared for. The underlying liability limit must be $300,000.
The Homeowners policy may be endorsed to provide coverage for lock replacement in the event an insured's keys are stolen.
For Territories 46, 47, 48, 49 and 50. In the event of the peril of windstorm or hail, Coverage B is limited to the lesser of 2% of Coverage A or $2,000, Coverage C is limited to the lesser of 25% or Coverage A or $25,000 and Coverage D is limited to the lesser of 10% or $10,000.
For Territories 46, 47, 48, 49 and 50. A credit will apply if the insured elects to exclude windstorm or hail coverage and has a policy through the Wind Pool. No deductible credits or construction credits will apply (storm shutters or hurricane straps).

For Territories 46, 47, 48, 49 and 50. This endorsement provides the insured with a premium credit if the insured elects actual cash value loss settlement for windstorm or hail losses to the roof surfacing.
For Territories 46, 47, 48, 49 and 50. This endorsement provides the insured with a premium credit if the insured elects to exclude coverage for loss caused by windstorm or hail to paint or waterproofing material applied to the exterior of the building.

For the premium charged, we will pay only that part of each loss which exceeds the Windstorm or Hail Deductible Clause percentage stated on the Declarations, in the event of direct physical loss to property covered under Section I caused by Windstorm or Hail.
In order for the home to be considered completely renovated, the following must apply: The roof must have been replaced by a licensed contractor; The plumbing must consist entirely of copper piping and be in good condition; The dwelling must have central heat (except thermostatically controlled electrically heated homes)and a licensed contractor must have replaced the burner; The electrical service must be in good condition with a minimum of 100 amperage service, and there can be no fuse boxes, knob or tube wiring, or aluminum wiring.
Current/Risk Address - All losses incurred by insured while living at the location to be insured by this policy.
Prior/Additional Address - All losses incurred by the insured while residing at or owning a previous or additional dwelling.
History of Risk Address - All losses incurred by a prior owner of the dwelling to be insured by this policy.

A copy of the inspection must be maintained by the producer/agency and will be subject to audit by the company. Underwriting reserves the right to obtain a copy of the inspection or appraisal upon request. Inspections completed by the Company do not qualify for this credit.
Apply a 5% credit to the Basic Annual Premium on any policy where the named insured is a member of Costco and the policy is marketed and serviced through the sponsored arrangement with Costco.

The Homeowners Policy may be endorsed to provide Mortgage Payment Coverage in the event an insured dwelling is rendered uninhabitable by a covered peril (other than earthquake) after a minimum of 6 months from the date of covered loss.

The policy provides $30,000 of Coverage A on a named perils basis. This may be increased. Additional coverage is available for $3.00 per additional $1,000 of Coverage A limit.
The Section I Perils Insured Against may be broadened for Coverage A to cover additional risks of loss. The additional premium is $25 for the basic policy limit of $30,000 plus $1 for each additional $1,000 of Coverage A limit.
This endorsement allows for the return of liability and property coverages when the unit is regularly rented or held for rental to others. Theft of items such as jewelry, furs and money is excluded. The rate for this endorsement is determined by multiplying a factor of 0.15 times the Basic Policy Premium. Please refer to the rating sequence section of the manual for application of coverage.
This endorsement increases the 10% provided by the policy to 25%. It provides coverage for contingent liability due to the operation of building laws. Loss is settled on the basis of an ordinance or law regulating the construction, repair or demolition of a covered structure. The premium for this endorsement is 10% of the basic policy premium.

Approved – Materials and/or structural connections will be considered approved if documentation is submitted indicating that the material used to construct the building bears a label or listing in a publication issued by a recognized testing laboratory such as ICBO Evaluation Service, Underwriters Laboratory (UL), Factory Mutual (FM), and American Standards for Testing Materials (ASTM). In the absence of such label or listing, substitutions will be considered approved if documentation is submitted from a licensed Architect or Structural Engineer certifying that the materials and/or structural connections meet the specified wind speed resistance criteria.
Engineered – The building structure and/or materials used to construct the building have been certified by a licensed Architect or Structural Engineer. Plans or drawings, bearing an Architect's or Structural Engineer's professional stamp, must be submitted certifying that the construction and materials used meet the wind speed resistance criteria specified under the respective Construction Classes. Building materials, if approved, may not require the submission of documents including an Architect's or Engineer's professional stamp.
Walls – Solid masonry, not less than 8" thick. Concrete block (CMU) with continuous metal reinforcing in solid grouted cells horizontally and vertically at 48" center to center will be considered "solid"; or, Reinforced concrete, pre-cast and pre-stressed concrete not less than 6" thick; or, Non-reinforced concrete not less than 10" thick; or, Natural stone, brick, and concrete block (CMU) not less than 12" thick.
Floor and Roofs – Reinforced concrete slabs not less than the thickness described in the construction definitions. Including but not limited to poured in place concrete slabs, pre-cast and pre-stressed concrete planks surfaced with reinforced concrete.
Horizontal levels (floors and roofs) must be supported by walls made of masonry materials except where allowed under the respective Construction Class definitions. A metal beam or girder may support less than 1/3 of the area.
Open – Openings in walls or roofs where no barrier exists which would inhibit air flow or resist impact from wind driven objects.
Openings – Openings in walls or roofs where a barrier exists such as a door, window, skylight, or vent other than roof ridge or soffit vents.
Wind-Resistive Devices (WRD) are approved connectors and include generic terms such as straps, ties, ridge ties, clips, joist hangers, post caps, post cap bases, foundation anchors, column base or angle anchor, "T" & "L" strap ties and other approved connectors.
The Multi-Policy discount applies to Homeowners policies when another non-Homeowners (Universal) policy such as dwelling fire policy is purchased.

This is the amount of insurance that is listed as Coverage A-Dwelling on the Declarations Page of your existing policy. If you are unsure of what your limit is from your existing Homeowners policy, we suggest you think about how much money it would take to replace the following items (in a total loss):the dwelling any structures attached to the dwelling.
Provides coverage for personal property owned or used by you while it is anywhere in the world. Provides coverage against the perils listed in the policy (i.e. fire or lightning, windstorm or hail, explosion, riot or civil commotion, aircraft, vehicles, smoke, vandalism or malicious mischief, theft).
Coverage is not included with the Basic Policy but may be purchased for $0.125 per $100 of coverage. Please refer to the Underwriting Guidelines for further information.
Apply a 10% credit to the Basic Annual Premium if the Applicant is 50 years of age or older. Discount is only available for the primary residence. The credit is also available if the co-applicant is 50 years of age or older.
Provides coverage for other structures set apart from the dwelling by clear space. This includes structures connected to the dwelling by only a fence, utility line, or similar connection. This coverage does not apply to structures used for commercial, manufacturing, or farming purposes. This coverage is included at 10% of Coverage A and an additional limit may be provided for specific structures located on the residence premises. The rate is $2.90 per $1,000.
Apply a 10% credit to the Basic Annual Premium if the Applicant is 40 years of age or older. The credit is also available if the co-applicant is 40 years of age or older.

Evidence of properly installed storm shutters must be provided by a licensed contractor who has inspected the residence, or by certificate issued by a qualified government agency. Number of Individual Family Units - An eligible two family owner-occupied dwelling attached to a one family dwelling but not separated by a fire wall would be considered three individual family units within a fire division. Four two family dwellings not separated by a fire wall would be considered eight individual family units.
The North Carolina Insurance Underwriting Association – Beach Plan (NCIUA) consists of the following counties: Beaufort, Brunswick, Camden, Carteret, Chowan, Craven, Currituck, Dare, Hyde, Jones, New Hanover, Onslow, Pamlico, Pasquotank, Pender, Perquimans, Tyrrell and Washington.
Frame -- exterior wall of wood or other combustible construction, including wood-iron clad, stucco on wood, or plaster on combustible supports. Aluminum or plastic siding of frame.
Masonry Veneer -- exterior walls constructed of combustible construction veneered with brick or stone.
Masonry -- exterior walls constructed of masonry materials such as adobe, brick, concrete, gypsum block, hollow concrete block, stone, tile or similar materials and floors and roof of combustible construction (disregarding floors resting directly on the ground).
NOTE: Mixed (Masonry/Frame) -- a combination of both frame and masonry construction shall be classified as frame when the exterior walls of frame construction (including gables) exceed 33.33 % of the total exterior wall area; otherwise class and code as masonry.
This coverage provides an additional 25% of the Coverage A limit. The dwelling must be insured for the full replacement cost.
Risks located within the geographical area described and serviced by the South Carolina Wind and Hail Underwriting Association must contain the Windstorm and Hail Exclusion. When the Windstorm and Hail Exclusion is applicable, the Wind/Hail Premium will not be calculated.
